It’s five months since Shaun and Holly handed me the key to my new house. I’m an older single person making a new home in a new town. If someone had told me that building a house, even a small simple house such as mine would be so complicated I may not have gone ahead. However, I plunged in and with the best good fortune Shaun of Hancon Building Group agreed to build my house. Every step of the way Shaun was my guide, explaining the intricacies of a new build, assisting me to make good decisions and always consulting me about changes that were required. Who is Hancon Building Group?
We are a family-run, custom home builder led by Director Shaun Hannan. Hancon is committed to providing a personal touch on every project — balancing quality craftsmanship with open, honest communication.
What types of projects do you specialise in?
We focus on custom builds, renovations, and extensions tailored to each homeowner’s vision, site, and lifestyle, with a strong emphasis on creating healthy, sustainable, and comfortable living environments.
What areas do you service?
Based in Birregurra, we proudly serve the surrounding townships of Lorne, Fairhaven, Aireys Inlet, Deans Marsh and Pennyroyal. If you are looking to build, renovate, extend or knockdown in these areas we’d love to hear from you.

How many projects do you run concurrently?
As a small custom builder, we intentionally run only 1–3 projects at a time. This ensures each homeowner receives personalised service and the attention their build deserves.
Do you follow a pre-build process?
Yes — we get the details right early, reducing delays, avoiding costly changes, and keeping your vision, budget, and approvals aligned.
When is the best time to reach out to Hancon?
As early as possible! Involving us at concept stage helps keep your design buildable, on budget and on schedule.
What if I already have plans drawn up?
Great! We’ll review them for buildability, compliance, and budget — and refine with your designer if needed.
What is included in your scope of works proposals?
Our scope of works proposals clearly outline inclusions, allowances, and exclusions, so there are no hidden surprises. Prime Cost and Provisional Sum items are transparently listed to give you full visibility.
Do you provide fixed-price contracts?
Yes. Once the scope and selections are finalised, we use the Master Builders Association Domestic Building Contract with a fixed price, subject to agreed variations.
What is included in the contract?
The contract clearly outlines scope, timelines, payment schedules, and legal protections for both parties.
Do I need to arrange the building permit?
No. We manage the building permit process on your behalf, including inspections and compliance certificates.
Who will be my point of contact throughout the project?
Director Shaun Hannan is directly involved in every project and will be your sole point of contact. Shaun liaises with our team of carpenters, subcontractors, and suppliers, keeping you informed throughout the process.
How will we communicate during the project?
We use the builder’s software and app, Wunderbuild, for all messaging, specifications, progress photos, and documents. This keeps everything centralised and transparent. For couples, we recommend nominating one client representative to streamline communication.
What are your office and site hours?
Office: 7:00am–5:30pm, Monday to Friday. Any calls or messages outside these hours will be returned the next business day.
Site: Generally 7:00am–4:00pm.
Occasionally subcontractors may need to be on-site after hours or on weekends.

The real heroes of Hancon! Our trusted crew of skilled professionals bring pride, care and expertise to every project. We foster a positive, accountable work culture with weekly site meetings, and ensure every team member respects homeowners, their property, neighbours and fellow trades. Our team is our greatest asset — and we value them as such.
How do you ensure quality and compliance?
We are Registered Building Practitioners and members of the Master Builders Association of Victoria. All work meets or exceeds the Building Code of Australia, Australian Standards, and manufacturer specifications. We use Hancon-developed best-practice and quality control checklists at every stage.
How do you handle site safety and tidiness?
Safety is both a legal and moral responsibility. We comply with WorkSafe Victoria standards and maintain tidy, well-organised sites. Waste is sorted, recycled, or repurposed where possible.
Can we visit the site during construction?
We welcome homeowner involvement through regular pre-arranged site meetings. For safety and insurance reasons, access is limited to these meetings. Full access is restored at handover.
What if I need to make a change mid-construction? How do you manage variations to the contract?
Variations are documented and costed, with your written approval required before any work proceeds. This ensures you remain fully in control of costs and decisions.
So, you're a custom builder — does that mean I get to choose everything myself?
Yes! As true custom builders, you have the freedom to choose all your finishes and materials. Need help? Choose to work with an interior designer or opt for a builder’s range for a streamlined path.
Can I supply my own fixtures or fittings?
Yes, however please note:
Client-supplied items are not covered under Hancon warranties.
You are responsible for negotiating pricing, arranging delivery, and ensuring safe storage (many suppliers offer curbside delivery only).
Damaged items or delayed deliveries may affect the project timeline and could incur additional costs.
How do payments work?
First, there’s a one-off cost for the obligation-free pre-build agreement to get your project moving. Then, once construction costs are confirmed and the contract is signed, progress payments follow key construction milestones, beginning with a 5% deposit.
What happens at the end of the project?
We complete a thorough handover, provide all compliance certificates and warranties, and ensure you’re completely satisfied that the scope has been achieved. Access to the property is returned to you once the final payment is received. We also welcome your feedback to help us continually improve.
Do you provide warranties and after-care?
Yes. All Hancon projects are covered by:
A 6-month defect liability period for workmanship issues
10 years of statutory warranty under the Domestic Building Contracts Act 1995
Manufacturer warranties for appliances/whitegoods and certain fixtures
What insurance and risk management measures are in place?
Domestic Building Insurance (DBI): Required for projects over $16,000. Covers incomplete or defective work if the builder becomes insolvent, dies, or disappears.
Hancon maintains current Contract Works, Public Liability, and WorkCover policies.
Latent Conditions: Unexpected site issues—such as hidden structural problems, concealed defects, underground water, or rock—may require adjustments to the project scope, budget, or timeline.
Proactive Problem Solving: We work with you to resolve delays due to weather, supply issues, or other uncontrollable factors.
